How It Works

We’re making it possible for anyone to invest in UK property — without a mortgage, and without the hassle. Here’s how our app works, step-by-step:

1. Explore Properties

Inside the app, you’ll find a carefully selected range of UK properties available for fractional investment. Each property listing includes:

  • Location and key features

  • Projected rental yield and potential for capital growth

  • High-quality images and full financial breakdown

  • Share price and total availability

You choose the properties you believe in and start investing from as little as £10.

2. Our Investment Strategy

We target properties with strong long-term value and income potential — but we don’t just buy and rent them out as-is.

Our strategy focuses on acquiring rundown or underperforming homes in promising locations and renovating them to a high standard before listing them for rental. This approach allows us to:

  • Increase the rental yield by improving the property’s condition and appeal

  • Add value to the property over time through smart refurbishments

  • Ensure long-term tenant satisfaction and lower maintenance issues

The share price each investor pays includes a portion of the renovation costs, meaning you're buying into a fully upgraded property from day one — with all the potential that comes with it.

3. How You Earn

Once you’ve bought shares, you’ll receive monthly rental income based on your share of ownership. This income is deposited directly into your in-app wallet, where you can track returns in real time.

Property value growth is realized only when you sell your shares — giving you the opportunity to benefit from rising property prices over time.

4. Selling Your Shares

We give you three ways to exit your investment:

Marketplace Sale 

You can list your shares on our in-app marketplace at the current property value. Another user can buy them with a 1% transaction fee (capped at £10 for sales over £1000).

Buyback

If you'd rather not wait for a marketplace buyer, you can request that Fractional Keys buys back your shares.

We'll aim to complete the buyback transaction within 30 days. If the share is sold after 12 months we will charge only 1%, if the share is sold between 181 and 365 days there will be a 7% transaction fee and if you would like to sell the share within the first 6 months the transaction fee is 20%.

Instant Buyback

Need funds quickly? we also offer instant buyback where we will aim to release your funds within 24h. 

If the share is sold after 12 months we will charge only 3%, if the share is sold between 181 and 365 days there will be a 10% transaction fee and if you would like to sell the share within the first 6 months the transaction fee is 20%.
