How It Works

We’re making it possible for anyone to be a part of the UK property market — without a mortgage, and without the hassle. Here’s how our app works, step-by-step:

1. Explore Properties

On the platform, you’ll find a carefully selected range of UK properties available for fractional ownership. Each property listing information includes:

  • Location and key features

  • Targeted rental yields and potential for capital growth or loss (not guaranteed).

  • Property imagery and a detailed breakdown of illustrative costs and fees.

  • Fraction price and current availability.

You can select the properties that align with your goals and apply to own fractions from as little as £10 (Capital at risk).

2. How we choose properties

We focus on properties where refurbishment can improve the living experience and the long-term condition of the home.

Instead of buying a property and leaving it as-is, we typically:

  • Prioritise areas with consistent tenant demand

  • Select homes that are rundown or underperforming and upgrade them

  • Renovate to a defined standard to improve durability, safety, and presentation

  • Aim to minimise recurring issues by addressing the root causes early

If refurbishment is completed, the property is presented as an upgraded home from day one, with clear information provided on what was done and what costs were included.

3. Rental Distribution

Once you’ve purchased your fractional interest, you may be eligible to receive a share of the net rental income generated by the property, proportionate to your ownership. This is typically distributed monthly into your digital wallet, if rent is generated, after accounting for management fees, maintenance, and periods of vacancy.

Capital appreciation (growth in the value of your investment) is not guaranteed. Your capital is at risk and appreciation is not guaranteed. Any potential gains are only realised if and when your shares are sold. Please be aware that property is an illiquid asset; finding a buyer for your shares may take time, and the value of your investment can go down as well as up.

4. Selling Your Shares

We give you three ways to sell your property share: 

Marketplace Sale 

You can list your shares on our in-app marketplace at the current property value. Another user can buy them with a 1% transaction fee (capped at £10 for sales over £1000).

Standard Buyback

You may request that Fractional Keys buys back your fractions. We target a 30-day window for completion, subject to available platform reserves. To encourage long-term stability, early exit charges apply:

  • First 6 months: 20% Early Exit Fee

  • 6–12 months: 7% Early Exit Fee

  • After 12 months: 1% Transaction Fee

Accelerated Buyback

For those requiring faster access to funds, we offer an accelerated buyback with a target 24-hour fund release, subject to liquidity availability.

  • First 6 months: 20% Early Exit Fee

  • 6–12 months: 10% Early Exit Fee

  • After 12 months: 3% Transaction Fee

Important: In periods of high market stress or low platform liquidity, buyback options may be restricted or suspended to protect the interests of all shareholders.
